Owners will now be in receipt of our invoice for Management Charges for the second half of 2009. Those owners who are not paying their fees by standing order are asked to ensure that their fees are paid promptly. As owners are aware CGM is a not-for-profit Management Company and our sole source of income to operate and maintain the site is the annual Management Charge paid by owners. Delayed payment from owners puts severe financial pressure on your Management Company. We also urge owners to ensure their fees do not fall in to arrears and to consider payment by equal monthly Standing Order - there is no extra charge levied for this payment method which allows owners to spread the cost of the annual charge out over 12 months and avoid accounts falling in to arrears. As advised in Circular 183 we have now commenced legal proceedings against a small number of owners with significant arrears. Our first court case was held in May and we were successful in obtaining an order for payment of outstanding Management Charges. It is most unfortunate that we had to proceed with this method of recovery but we must ensure that all owners pay their share of the operating costs. Owners who present us with no alternative but to engage our legal advisers to recover outstanding fees must note that they are increasing our legal expenses and thus creating a further drain on our already limited resources. We have not increased the annual Management Charge since 2005 and we hope that it will not be necessary to increase rates in 2010 but owners must ensure that their fees are fully paid up so that we are in funds to meet the ongoing costs of operating and maintaining Clifden Glen.
