Re: Update on Main Title Folio


The Certified folio and file plan has now issued from the Land Registry for Folio 81518F. This is the folio that comprises the main site, common areas and services for the development in Clifden. Part 2 of the Folio shows that Clifden Glen Management (2005) Plc is the absolute owner of the property.

The folio also contains a number of garden sites that are owned by CGM set out with reference to their plan number. The garden sites in question are the gardens surrounding property no. 1, 2, 4, 9, 12, 24, 44, 62 and 69.

The property is subject to a number of easements, rights and privileges. These are listed in part 3 with reference to dealing numbers. They are generally known as instruments, are very cumbersome and run to hundreds of pages. In brief the instruments referred to at burden no. 1 are the dealings lodged in the Land Registry in respect of the transfers of the various properties to the partnerships in Clifden Glen. The easements, rights and privileges reserved are the general rights to connect up with and use the services and the rights of way over the common areas.

The burden listed at no. 2 is the right of way granted in favour of the 8 Owenglen houses on the left as you enter Clifden Glen and coloured yellow on the map. These 8 houses are provided with water and sewage services by CGM.
