Circular 155 / 31.8.2006 / Extensions and Alterations to Clifden Glen Properties A number of Cottage Owners have expressed an interest in extending or altering their properties at Clifden Glen. We are also aware that some Lodge owners may wish to gain access to patios off their sun rooms. Lodge 5 has already received planning permission for an extension. Cottage 89 has completed an extension to the cottage. CGM is supportive of any owner that may wish to improve their property, however, we must also ensure that the interests of fellow owners and the overall site are taken into account. The following draft guidelines are being put in place immediately and they will form the basis for a Resolution at our next AGM on 5th May 2007. Pre Commencement Before you commence any work on your property please: - submit TWO copies of your plans together with details of your proposed commencement and completion dates to CGM for approval. This will enable CGM to: 1. Review the plans together with our consultant architects (Taylor Architects) to ensure that any extensions or alternations are in keeping with the overall site and will not impact upon neighbouring properties; 2. Consider whether the proposed extension or alteration will result in the infringement of any neighbouring properties letting potential or value. 3. Consider the commencement and completion dates to ensure that construction work does not impact on the enjoyment of neighbouring properties. No construction work can take place during the summer season (June to 15th September) as this can result in neighbouring properties not being used due to noise and construction materials. In addition off-peak construction will minimise any inconvenience, or indeed the risk of any injury or accident, to holiday makers. 4. Provide your immediate neighbours with copies of your plans in order that they have the opportunity to object to any aspect that they consider will impact upon their property. Owners Responsibilities Planning CGM's review of proposed plans is limited to ensuring that any proposed changes to properties do not adversely affect the site or fellow owners. CGM will not take in to account any planning issues. It is the owners responsibility to ensure that they are compliant with all Planning Regulations. Owners considering converting their attic space should note that putting in Velux windows may require planning permission. Safety/Site Upkeep It is the responsibility of owners to ensure that during construction all construction material is kept in a safe area that does not impact upon neighbouring properties. All construction materials must be removed from site immediately upon completion. Owners must also ensure that work is completed in a timely manner and not dragged out over several months as a matter of fairness to other owners. Plans CGM has asked Taylor Architects to provide a common plan for Lodges to create access from the sun room to the patio. We await this plan. CGM has also asked Taylor Architects to examine attic conversion solutions for Cottages. In due course all design solutions plans will be available to shareholders. Consultation and Resolution CGM invites comments and suggestions from owners in relation to the contents of this circular and the formal Resolution that will formalise matters at the next AGM.
