ESB Charges - General

In order to simplify the administration of ESB accounts relating to the properties at Clifden Glen CGM instructed ESB many months ago to re-direct bills to individual owners. It has taken months to get action on this matter but it is likely that you will get an ESB bill soon. [A similar situation has been put in train for TV licence fees.]

Owners should note that it is standard practice to keep a sufficient level of heating on in the Clifden Glen properties to avoid deterioration during the unoccupied winter months, the estimated cost of which is €11 per week. CGS will continue to ensure that properties are heated during winter months unless we are advised in writing by the property owner to cease this practice.

ESB Charges - SCI Rented Properties

SCI is expected to deliver in excess of €2,500 per lodge in 2006 after all deductions. Management fees and ESB charges may be off-set by owners themselves against monies due to the owner from SCI from letting income. From 2006 CGM propose that all SCI letting income is sent direct from SCI to the Owner. This will be the subject of a further circular shortly.

For ease of calculation CGS had been advised to charge all-in rates of €0.22 per day rate unit and €0.12 per night rate unit to SCI holiday makers when they are departing the estate. CGS will take a meter reading when they arrive and when they are leaving. This all-in rate covers the standing charge, public service obligation levy and VAT.
