Circular 147 /10.6.2006 / Garden Site Update
The Land Registry has finally issued the outstanding dealing number for
the original transfer of the property from the former management company
and this has the potential to allow ALL the 111 garden sites which are
paid for to be transferred to individual owners.
A full scheme map has also been finally approved by the Land Registry.
The delay in this was in relation to the Cottage area (numbers 84 to 127)
where mapping discrepancies had to be rectified.
This means that all legal issues in relation to registration have been
effectively sorted by CGM with the support of our solicitors Gleeson McGrath
Baldwin. This has been at considerable expense all of which was met by
CGM from the cash proceeds of the share issue (not from the annual management
fee).
Lodge Gardens
All completed Deed of Transfers for Lodge garden sites will now
be lodged with the Land Registry.
Cottage Gardens
Now that the overall Land Registry scheme map has been approved our solicitors,
Gleeson McGrath Baldwin, have posted Deeds of Transfer to the 36 cottage
garden purchasers to allow their garden site to be transferred. Gleeson
McGrath Baldwin Solicitors are offering to complete the registration for
owners if they so wish. Cottage garden purchasers should return the completed
Deed as soon as possible to allow the garden to be registered in their
name. Fees for third party costs and outlays are payable to enable the
transfer to be registered.
