Circular 144 /23.5.2006 / Sales update from Sherry FitzGerald Kavanagh Revitalised Clifden Glen proves popular With 10 sales in three weeks Clifden Glen proves popular with holiday home purchasers under a new post-tax break owner-controlled management company. Sherry FitzGerald Kavanagh launched a sales / marketing campaign of houses on the Easter weekend and demand has shown to be very strong with 10 sales within a three week period. The renewed interest in this development is due to a number of reasons, the primary ones being; - the three-bedroomed detached Lodges have exited their tax-based obligations and have also exited the complicated partnership structure and, in effect, are now freehold properties with their own garden sites; - the new owner-controlled management company, Clifden Glen Management (2005) Plc., has given a new lease of life to the development and has invested substantial monies into upgrading the development and its facilities. - a new children's playground has been installed, most homes have been repainted externally, a new stone walled entrance has been constructed, substantial planting has taken place and the grounds are being very well maintained. - the not-for-profit management company also has ambitious plans to further develop facilities on site to include small spa, equestrian centre and walking trails but this is subject to planning permission; The properties represent excellent value for money - €140,000 is entry level for a one bedroomed cottage or €205,000 for a three bedroomed detached lodge. These prices offer purchasers a very rare opportunity to have a home in Connemara, close to Clifden town and in a well managed development. On site the management companies owns and operates three tennis courts, a very popular mini-golf facility and a club bar for the main holiday season and a reception. The large Clifden Glen estate extends to over 190 acres of wilderness which is probably unique amongst holiday villages in the West. The agents feel under the new management structure that these properties will prove a good investment as well as providing a holiday / second home, with the benefits of having on site management who can keep a close eye on your property on your behalf. In total Sherry FitzGerald Kavanagh expect to sell up to 30 holiday homes at Clifden Glen in 2006. Most properties are expected to be purchased by families looking for a holiday home in Connemara. Interestingly, many of the original tax-based investors have decided to hold on to their homes as private holiday residences and so it seems certain that going forward Clifden Glen will become a family resort rather than a location for tax-based investors. With 10 properties sold in the last three weeks the agents now plan to launch a further 10 properties on the market over the June bank holiday weekend. A show house will be open at Clifden Glen over the bank holiday weekend.
